Edgwarebury Lane - Barnet, London

A striking and contemporary apartment block in Barnet, North London, incorporates the high performance external wall insulation (EWI) system webertherm XM with PIR (Polyisocynaurate) insulation to achieve target U-value of 0.25 W/m²k

The new build development has been designed by the award-winning Picardi Architects practice for client Laxcon Developments of Neasdon, London. The three-storey development is on the site of a demolished, traditionally styled home on the busy A41 Edgeware Way and Edgwarebury Lane junction.  The project consists of nine high specification apartments situated over a basement car park.

Sustainability was a key element of the design brief which incorporates heat recovery, photovoltaics, a green roof and high performance glazing as well as Energy Saving Trust recommended webertherm XM EWI.  This multi-layer, lightweight, thin coat insulation system, recognised for achieving exceptional levels of thermal efficiency, was applied by main design and build contractor Laxcon Construction.  Using 130mm thick PIR (polyisocyanurate) insulation board as an integral part of the system, Saint-Gobain Weber calculated a target U-value of 0.25 W/m²k. 

In this application the boards were mechanically fixed to the panel substrate before the application of 3mm of weberend LAC, a polymer-modified, dry powder, cement-based render mortar. The first pass of the render forms a bedding coat for the meshcloth reinforcement, which is encapsulated by another coat of render to form a 6mm total coating. This surface is primed with weber PR310, which can be spray or brush applied, before the final decorative finish.  At Edgewarebury Lane webersil TF150 has been specified to achieve a modern and functional architectural façade.   Used in "Winter White", webersil TF150, a synthetic, silicone-based, even textured finishing coat, achieves a durable and weather resistant, vapour permeable surface. 

The versatile Saint-Gobain Weber EWI systems, which can be used with all main insulation types in a range of thicknesses, are ideal for new build and refurbishment schemes regardless of size, height or exposure of the building. The award-winning webertherm XM EWI is BBA approved.

The building at Edgewarebury Lane comprises two accommodation blocks.  These are connected by a glazed enclosure which contains the stairs and lift and are visible in the front elevation treatment. “While performing a functional purpose, the glazed stairwell provides a pleasant and airy connective space for occupants,” says Peter Gosney, Picardi Architects. “The architectural concept has been arrived at by adopting a modern, functionalist and environmentally sound approach in which Saint-Gobain Weber’s external wall insulation plays an important role.”
