Flooring solution is big time saver

The Trust’s void homes refurbishment programme requires vacant properties to be brought up to standard and returned to use as quickly as possible. In consultation with commercial flooring contractor John Slattery and Sons, of Ashton-under-Lyne, the trust’s building services team devised a system to replace rotting timber floors using bagged Weber Leca insulation fill, followed by an insulated levelling layer of high density polystyrene and finished with a Weber rapid curing self-levelling floor screed.  

Using the method, the whole ground floor of a semi-detached or family property can be completed in under two days following removal of the original timber floors. The installation sequence involves placing of the bagged Weber Leca insulation fill, followed by the use of loose fill to the required level. A 1200 gauge polythene damp proof membrane is then laid over the material followed by installation of the pumped screed, which takes less than one hour.  

The finished screed is then left to cure overnight, then reopened to follow-on trades the following morning. Floor replacement in the properties is just one aspect of refurbishment work costing up to £30,000 to bring each property up to standard.  

Robbie Mannion, Willow Park Housing Trust’s Head of Building Services, explained: “The contractors brought this system to our attention after they had used it successfully in commercial applications. The time saving it gives us is very important. It reduces rent loss because we are able to return the properties to use quicker and it also reduces the opportunity for vandalism.”
